Ok I have the HVAC line going into the Sanitary Drainge or Sewer. If it were a high effency furnace it wouldn’t need a trap primer. Now the trap primer shown below has holes in the side. The builder was trying to tell me that the trap primer has b built-in air gap and thats what the holes were for.

We usually look for the expansion tank at the Water Heater. This one here is a watts governer 80. These can be located about anywhere, which is agrevating for the building inspector. I suspect I took this photo becuase of the firewall (garage) that has been penetrated.

Note: The problems seen below are only related to the improper installation of the Rinnai Tankless Water Heater. Rinnai is in the process of having a rep work with the installer. Rinnai’s tech support has been wonderfull and our training was excellent. In fact Rinnai taught a class at the North Georgia code officials Association. See the truck below.

I have this installation pictured below of a tankless water heater. It’s a Rinnai Model R75-LSe. The manufacturers installation instructions say. “Heat trace ALL water pipe and fittings located outside home (attic, crawl space) or building structure.”
Has anybody else seen pipes left exposed like this ? I think this is wrong. Does everybody else agree ?

This lazy plumber didn’t feel like digging. Pipes can cross the footing if in a sleeve, but they can’t run parallel with the footing.
